From a single replacement dwelling to a small development, Thorn Homes builds new homes from the ground up: foundations, structure, services, finishes and the external works that complete the site.
Our new-build work typically ranges from one to six houses: garden plots, replacement dwellings, self-build homes and small developments for landowners and investors. That scale lets us give every home the attention of a bespoke project.
We coordinate closely with your architect, structural engineer, Building Control and utility providers, and our own employed site foremen run the build day to day. Whether you work with PSK Architect or an independent architect, we fit in around the design team you choose.
Recent new builds range from garden-plot bungalows and Cotswold stone houses to Priory Villa, our net-zero five-bedroom home with basement, which won the FMB Sustainability Award of the Year for the South West in 2023.

Build Assure
Thorn Homes is pre-approved to offer a Build Assure 10-year structural warranty as an option on the new homes we build. It's one of the most important things to ask any builder about before a new-build project starts.
Cover against defects in the main structure of the home for ten years after completion.
We're approved by Build Assure to provide its structural warranty on the new homes we build, so if you choose it, it's arranged as part of the project.
A new house has no track record. A structural warranty gives owners, and anyone who buys from them, protection for the years that follow.
Lenders generally expect a recognised structural warranty on a new-build home. Build Assure provides the warranty documentation needed for finance and mortgageability.

New Builds · Birdlip, Gloucestershire
Work is well under way on a new stone-faced building in the Cotswold village of Birdlip. From setting out and excavating the foundations to raising the external walls, these photos follow the build as it happens. The stone facing has been chosen to sit comfortably alongside the village's Cotswold stone cottages. We'll keep adding photos as the project progresses.

This award-winning development involved the acquisition of a site containing three existing garages, which were demolished to make way for a bespoke five-bedroom detached house with a full basement. Built to achieve a net-zero carbon footprint using air-source heat pumps, heat recovery, solar panels, water-restriction devices and upgraded cavity wall insulation. It has an Ashlar stone facade over four storeys and an oak and glass staircase designed to usher in natural light.
